What is the TFI 100 Club?
TFI 100 CLUB recognizes property owners, management & maintenance staff and management companies dedicated to excellence by putting their properties in the
"Maximum Level of Readiness" program for their REAC Inspections. Furthermore, they have followed the advice and directives Total Footage
Inspections has given them and thus their score reflects it.
To achieve the "Maximum Level of Readiness", there is a 3-Step process you must follow. First, we would need to do a Pre-REAC Inspection to analyze the property's current condition. Once the necessary deficiencies noted on the Pre-REAC Analysis report has been corrected, a Site Preparation would be initiated.
The Site Prep is done to ensure all deficiencies found were not only corrected but remedied in compliance with HUD's UPCS inspection standards. This is vital; as you may have repaired items noted
but if it’s not in accordance to HUD's standard you will still get hit for that deficiency. Performing a Site Prep will prevent this by checking the repairs (done by property staff or outsourced
contractors) to verify the work is acceptable to HUD, as well as catch any new deficiencies that may have arise.
Lastly, we would do the REAC Inspection Escort. This is done on the day of the REAC Inspection by walking with the REAC Inspector as an advocate for the
property to ensure an accurate and fair inspection. REAC Inspectors' are very familiar with the Escort process and tend to look at a property favorable knowing it’s probably in great shape due to
prepping done in advance.
The escort also ensures that if there are deficiencies found, they are recorded in the correct locations and levels. This is another vital process because if the inspector records a deficiency in
the wrong location or level it could be the difference between passing or failing. If this happens during the inspection, we will tactfully suggest that what he has announced as a deficiency and/or
level recorded is inaccurate. We would show the inspector, if necessary, by using HUD's software on our device why it should be corrected. Most Inspectors’ will graciously make the adjustment.

the ending result was a score of 100!
Any property that scores 100 automatically becomes a member of the TFI 100 CLUB. This is a very exclusive club as not many properties receive 100 so when one does its cause for recognition. TFI 100
CLUB recognize their outstanding work and show that it is possible, if you know what to do and are willing to do it!
